Durango Horse Farms For SaleWhile skiing in the winter or hiking in the summer might be what first comes to mind when thinking about outdoor recreational activities in Durango, horseback riding is also something many locals here thoroughly enjoy all year long. In fact, some ranches in Durango are used for breeding and training, while other home owners treat the equestrian way-of-life as little more than a part-time hobby.

Regardless of your needs, however, horse farms and homes with equestrian related facilities occupy a significant portion of the Durango real estate market, giving potential home buyers plenty of options that range from multi-million dollar equine estates to small farms that are manageable on just about any budget. Durango Home BuyingWhile every home buyer has their own individual needs and wants, there are certain elements to a house that tend to be at or near the top of most buyers’ wish list. Many of these features and finishes largely depend of region, while others are much more universal regardless of location. For example, a backyard swimming pool or central air conditioning might be high up on a buyer’s priority list in South Florida, while nearly every buyer looking for a turn-key home wants stainless steel appliances and granite countertops in the kitchen, which of course has little to do with location.

Here in Durango, the same can be said perhaps a few variances here and there. So just what are a few of those common elements? Well, let’s take a quick look below to find out

Durango New Construction HomesAccording to a new report from the Durango Herald, new home construction is down over the first part of 2016, with just 13 building permits pulled for single-family residences so far this year. As noted, that’s the lowest total of residential permits issued over the same timeframe since 2012 and nearly half as many as the number issued over the first quarter of 2015.

Although some might attribute higher building costs to the slow down, some local builders say rising costs in supplies and building materials hasn’t slowed their efforts. Instead, it seems local home buyers are looking for houses in the lower to mid-range price levels, consequently going for with already-existing homes rather than new construction when making a decision on what to buy.

For real estate investors on a budget, investing in foreclosures is certainly an avenue worth exploring, regardless of how risky it can be at times. Understanding the local market, the economics of the city, and of course a wide-range of demographic trends are all critical components to making the right decision when it comes to buying a foreclosure, and in a tourist-centric town like Durango, some of these elements are even more magnified than usual.

Durango Real Estate MarketAccording to the National Association of Realtors®, pending home sales increased for the third consecutive month in April, ultimately reaching the highest level we've seen in over a decade. In the western region specially, the Pending Home Sales Index (PHS) increased the most in April, rising over 11% to 106.2. Simply put, the PHS is one of the leading indicators of the housing market, measuring contract activity that’s based on actual contracts signed for single-family homes, condos, and co-ops.

According to NAR Chief Economist Lawrence Yun, home sales in both the South and West
