As first reported in The Durango Herald, development for the new Edgemont Meadows subdivision is now well underway. Located along County Road 240 on the northeast side of the Durango housing market, developers have started building out the community’s infrastructure, which should be fully installed before the upcoming fall season. 

Like more large-scale housing developments, Edgemont Meadows will be built in phases with phase one including 83 home sites that officially hit the market back in April. Lots in the nearby Edgemont Ranch neighborhood measure a quarter acre and are priced anywhere from $99,000 all the way up to $165,000, and it's suggested pricing in Edgemont Meadows will be relatively similar.

Over the last couple years or so, newer construction homes have been red hot here in Durango and construction has hardly been able to keep up with demand. Since January of 2015, 76 homes have been sold in the new Edgemont Highlands community, which ranks among the top selling subdivisions in all of Durango. 

Within that same time span, the Edgemont Ranch community has seen 42 home sales, while 87 homes have sold in the new, and quite affordable, Three Springs development down on Durango’s south side. 

Forest Lakes, which is a slightly older community and is positioned up in nearby Bayfield, has also seen its fair share of movement since early 2015, tallying 137 home sales even despite it being the furthest away from Durango of the communities

With housing inventory all over Durango somewhat limited right now, developers of the new Edgemont Highlands community are seeing plenty of activity in the early goings of 2017. Earlier in the week, The Durango Herald reported that 15 new lots have been added to the market in The Timbers at Edgemont Highlands, which prior to that, adding to just the 7 that remained available from the original 50 lots. 

As alluded to by the husband-and-wife development team of Edgemont Highlands, land for sale in Durango is red hot right now with many buyers struggling to find what they want as Durango’s housing supply remains low.
